Commercial roofing in Norman, OK is a different problem from residential work. Low-slope roofs fail differently, tenants and trading hours constrain when work can happen, and the decision is usually a budgeting question, how many more years can we get and at what annual cost, rather than a straight repair-or-replace choice. We work on light commercial property: small retail, offices, churches, schools, warehouses and multi-family buildings.
A pitched residential roof sheds water quickly; the shingles’ job is to get it moving downhill. A low-slope commercial roof holds water, sometimes for hours, and the membrane’s job is to be genuinely watertight rather than water-shedding. That single difference drives everything else.
Seams are the weak point. A single-ply membrane is only as good as the welds between sheets and the terminations at edges, curbs and penetrations. Most commercial leaks are seam or detail failures, not field failures.
Drainage is a design issue. Drains block, decks deflect over time, and insulation gets compressed under foot traffic. Water finds the low spot and sits there. Ponding is a symptom of drainage, and correcting drainage is often the highest-value work on the roof.
Wet insulation is permanent damage. Once insulation below the membrane is saturated, it does not dry out under a sealed roof. It loses R-value permanently, holds moisture against the deck, and keeps attacking the membrane from underneath. This is why a roof that has been leaking quietly for two years costs far more than one caught at six months.
Foot traffic accumulates. HVAC service, telecom work and window cleaning all put people on the roof, usually with tools and no walkway pads. It’s a common and entirely preventable cause of membrane damage.
Property owners are often told they need a full replacement when the roof is a restoration candidate. The honest test is what’s underneath.
If the deck is sound and the insulation is dry, a restoration coating, silicone or acrylic over a properly prepared substrate, can add a meaningful number of years for a fraction of replacement cost, usually with a manufacturer warranty attached, and without tear-off, disposal or business disruption.
If the insulation is wet across a significant area, or the deck is compromised, restoration is money spent on a roof that will fail underneath the new coating. A moisture survey distinguishes the two cases, and it’s worth doing before committing six figures either way.
Norman’s light commercial stock has a few recognisable patterns. Older buildings around the downtown core frequently have built-up roofs over board decks, sometimes with several layers of history above them and parapet details that need careful attention. Suburban retail and office along the main corridors is largely single-ply over metal deck. Churches often combine a steep, highly visible shingled or metal main roof with low-slope sections over halls and extensions: two systems on one building, meeting at a detail that is usually the first thing to leak. Multi-family and student-oriented housing near the university tends toward residential-style pitched roofs at commercial scale, where the constraint is scheduling around tenants rather than the roofing itself.
Where a decision has to go to a board, an HOA, a church committee or an absent owner, the survey report is written to be usable by people who will never go on the roof: photographs with locations marked, condition summary, remaining-life estimate, and a prioritised cost schedule separating what needs doing this year from what can be planned for later. Getting a capital expenditure approved is usually a documentation problem, and we’d rather solve it properly than send a one-page quote into a committee meeting.

Water travels a long way between insulation and deck before it appears inside. Finding the actual entry point on a large flat roof is a methodical process, and it is the difference between a fix and a sequence of expensive guesses.
Drains, scuppers, curbs, parapets, HVAC penetrations and edge metal. Ponding water is normally a drainage design failure rather than a membrane failure, and replacing the membrane without fixing the drainage repeats the problem.
Scheduled inspections and minor repairs. On commercial roofing this is where the money is genuinely saved. Deferred maintenance on a low-slope roof compounds faster than on any residential roof.

Honest pricing
Commercial roofing is priced per square foot and varies widely with system, insulation, deck type, access and how much tear-off is required. Restoration coatings on a sound substrate are typically a fraction of the cost of full replacement and are worth pricing before assuming a replacement is needed. Every commercial job is quoted from a site survey. Square-foot averages quoted over the phone are not useful for planning and we won't give them.
It depends far more on the system and the condition underneath than on the area. A restoration coating over a sound metal or membrane roof is at one end; a full tear-off with new insulation to meet current energy code is at the other, and they can differ by several times per square foot. Deck type, existing insulation saturation, drainage remediation, roof access and how much of the work has to happen out of hours all move the number. We survey first and quote from the actual roof.
Often repair or restoration is the right answer, and it's worth pricing before assuming otherwise. If the deck and insulation are dry and the membrane or panels are structurally sound, targeted repair or a restoration coating can add years at a fraction of replacement cost. Once insulation is saturated across a significant area, though, repair stops being economic, because wet insulation loses R-value permanently and will keep failing the membrane above it. A moisture survey tells you which situation you're in.
Almost never entirely. Most light commercial work is phased so that only a section of the building is affected at a time, and noisy or disruptive phases can be scheduled outside trading or service hours. Churches, schools and multi-tenant buildings all have their own constraints and we plan around them. Tell us your operating pattern at the survey stage, because retrofitting a schedule around it afterwards is much harder.
Water still standing on a low-slope roof more than 48 hours after rain. It's serious. Standing water adds substantial dead load, accelerates membrane degradation, and finds any weakness in a seam given enough time. It usually indicates a drainage problem (blocked or badly placed drains, a deflected deck, insufficient slope) rather than a membrane problem, which matters because replacing the membrane without correcting drainage simply resets the clock on the same failure.
